Services 1. Residential
Listing and leasing your property
• Our leasing staff is licensed by the California Bureau of Real Estate
• We aggressively market your property on multiple websites
• We personally show your property until it is rented the "Perfect Fit" tenant.
• We run credit, criminal/terrorist, previous evictions, sex offender,terrorist and background checks on potential tenants
• We draft and execute the leases with the tenants and use all legal CAR forms
• We collect all monies in certified funds prior to giving the tenant possession
• We do an extensive walk through with the tenants and take a ton of pictures

• All this for a flat $ 99.00 per month management fee after tenant possession
• No charges to you until your property is rented
• A Landlord .99 cents ACH fee will apply on all ACH transfers

Full service property management option
• Monthly Rent Collection on your behalf (Tenants can pay rent via ACH)
• Property Supervision and Frequent Inspection (with tenant permission)
• 3 Day Pay or Quit, Change of Terms, Violations handled by us
• Management of any maintenance issues that arise of you property
(emergency fund required, ask for details)
• On call 24 hours a day for maintenance emergencies
• Payment of property bills (HOA's, Mortgages, Insurance, Etc. optional)
• Rents deposited directly into your account every month
• Monthly and year-end statements provided online with user name and
password
• Vendor supervision (Pool, Landscaping, Etc.)
